6 Acres Land with Paddy field

I have a small land (2.5 Acres) with a paddy-field (4 Acres) for sale. There are few coconut trees at the land and paddy field is cultivated twice a year. The land is adjacent to a large tank. Easy access from main road and electricity and water is available.
I bought this property with an intention to develop but I have no reliable person to develop it. Hence I have decided to sell this property or look for a partner to develop this property and sell.
Present value of the property is about Rs. 4.5mil.
